Who you hire as your listing agent impacts your bottom line.

It determines the money you ultimately pocket from the transaction and profoundly influences your peace of mind before, during, and after the big move. It's critical to receive the most strategic advice while entrusting your property to a real estate agent you can trust.

Successful negotiations thrive on cooperation. We strongly advise seeking out a listing agent who genuinely respects others and is committed to maintaining communication throughout the process.

While the approach of a "shark" top listing agent may initially seem attractive, playing nicely with others may not be their strong suit. Our recommendation is to enlist the services of an agent who is skilled in negotiation, positively influences others, and excels in remaining composed while navigating the inevitable challenges that may occur during any transaction.

Who you hire as your buyer agent matters.

Choosing the right home buyers agent will impact how much advice, insider access, and information you’ll receive. It will impact your bottom line and ability to negotiate the best price and terms for the home you want.

Our team has always used a Buyer Representation Agreement to formalize our relationship. It establishes a fiduciary duty to protect your interests and puts them above all others, including our own.

As of August 17, 2024 the terms of the National Association of Realtors’ nationwide commission lawsuit settlement are in effect. So what does this mean for you?

  • Buyer’s Agents must enter into a written agreement that clearly discloses the details of the compensation that will be received prior to touring any homes.
  • There is no longer any “cooperation” of compensation between the listing broker and buyer broker. ** A seller may still offer to pay the buyer’s agent’s compensation, the difference is that the payment will be made directly by the seller to the buyer’s agent.
  • Offers of compensation to a Buyer’s Agent may not be mentioned on an MLS.

Agent fees have always been negotiable. We look forward to discussing all of this at our very first meeting.
